What’s the best affordable security system for a new home?

We just closed on a house but had a rough start. The seller’s son locked us out using access to the old security system, which we were told was disabled. He lives close by and seems temperamental, so we’re planning to remove the system entirely and replace it.

We’re willing to invest in a professional system if needed, but we’d prefer something affordable and easy to install. Does anyone have recommendations for systems that have worked well for you? How much did you spend overall?

Did you stick with Simplisafe? I was considering it, but curious about your thoughts now that this thread is a few months old.

I’ve used Simplisafe for over five years.

Pros:

  1. Affordable monitoring. They call quickly if the alarm is triggered.
  2. Easy setup.
  3. Reliable and secure.

Cons:

  1. Prices are increasing, especially for features like video history.
  2. No 4K camera options yet.
  3. Older cameras and sensors may stop working and require replacement.
  4. Pet-friendly motion detection doesn’t always work—it triggers with my dog when set to ‘away.’

We’ve used Simplisafe for a couple of years and are happy with it. The initial setup cost us about $300 for door sensors, cameras, motion sensors, and fire detectors. Monitoring is $20/month, but you can also use it as a local alarm without paying.

Simplisafe is the system currently installed, but since it was used against us, I feel uneasy keeping it. We’ll be calling them to ensure it’s fully disabled, but I’m leaning toward removing it completely.

Simplisafe systems are easy to remove. Just take down the sensors and pads, and start fresh. Everything is mounted with adhesive strips, so it’s simple to replace.

I use a Dutch Shepherd for the same purpose. Great choice!

Simplisafe and Ring are two of the most popular DIY systems.

I have Ring in one house, and it’s been a pain. The motion sensors go off constantly, even when there’s nothing there. The doorbell cam works well, but the rest isn’t worth it.

The sensors trigger false alarms all the time, and the cameras are too sensitive to things like bugs or shadows. Monitoring is cheap, but the hardware has been frustrating.

If the old system is wired, look into retrofit options like Konnected. It lets you reuse existing sensors with a new control board. Ring also has a similar retrofit system if you prefer their ecosystem.

For affordability, Ring or similar WiFi systems are easy to install. For long-term value, go with a hardwired system. Make sure the wiring is correctly installed with a resistor at the sensor end to detect tampering.

Ring offers a solid starter pack for around $120. It’s easy to set up and works well if you’re already using Amazon products.

I have Ring but wouldn’t recommend it. The volume of notifications can’t be customized, and it can get disruptive.
